Karyn Carlton began her career in mortgage finance in 2001 when her dedication to assisting her clients through learning the ins and outs of every available loan option quickly landed her a coveted position as the in-house lender for a well-known national real estate brand. Later, growing frustrated that her clients were spending thousands of dollars to save their homes during the 2007-08 recession, Karyn obtained her real estate license where she helped countless homeowners short sell or modify their loans, releasing their liability with deficiency waivers and escaping those dire financial circumstances for no money out of pocket.

From start to finish, she turned one of the most stressful and overwhelming experiences of my life into something manageable—and even rewarding. In early 2025, I decided to leave my 1966 home, which I had owned since 2004. It had major features like a pool that worried me in terms of maintenance and resale. I decided to purchase a new construction home, but the builder offered zero flexibility on contingencies or timelines. That meant I had just 180 days to prepare, list, and sell my old house—my first time ever selling a home, and only the second I had ever bought. I had no real estate knowledge going in, but Karyn was everything I could have asked for and more. She guided me through every single step—from reviewing the complicated new construction contract (which she color-coded to help me track critical deadlines and contingencies) to giving detailed, actionable advice on getting our old home ready to list. She arranged a phenomenal photographer whose images made our home shine—without a doubt a key reason we had so much early interest, even as the market began to shift.
